Looking for a rental property at the moment can be super stressful and bound to make even the most level-headed type twisted like a pretzel.
 
It's competitive out there, and it can be made even more stressful if you need to be out of your current house soon or you are moving for a job interstate or to a new city.
 
Putting your best foot forward to secure a rental property in a tight market is essential.

Put your best foot forward
 
Just like a job interview, putting your best foot forward with a rental application can make you stand out in the crowd. Talk to the agent at the open or call them directly to talk about the property.
 
Make sure you have all the relevant information in your application, and you get it to the agent as soon as possible. The number one reason for delayed processing of applications is due to missing or incomplete information in the application.
 
 
Copies of relevant documentation
 
Given the market is so hot right now, we recommend that when looking for properties, you are ready to go with everything you need as to not delay the process of the application.
 
This includes the following supporting documentation:
 
  • Photo ID (e.g., Drivers License, Passport, Proof of Age card).'
  • Utility Bill (e.g., Phone, electricity, registration)
  • Medicare Card
  • Bank Statements
  • Three most recent payslips
 
Check your application
 
It seems like such a simple thing, but it's often overlooked; make sure you check your application to ensure you have all the relevant information filled in correctly.
 
References, Current employment history and current and past rentals as well. If you are self-employed or a business owner, ensure that you add in your accountant's details as well.
 
And check the application for spelling errors, etc.
 

Include some personal information about yourself
 
By including some personal information about yourself, you are helping an agent decide on who to rent to.
 
You can let them know why you like the property and why it suits you.
 
Details of any pets, children, and personal circumstances can also help the agent get an understanding of who you are. It can significantly help give the agent relevant information to take to the landlord.
 

Great References
 
Excellent references get jobs, but they also can be super helpful when looking to get a new rental property.
 
Ensure you put down two to three references who are happy to be contacted and give them a heads up to let them know that you are looking.
