Transitioning from Property Management to Sale

Our Property Management and Sales team often work hand in hand to help our clients. The synergy between the two was apparent when a client recently put their portfolio of leased properties on the market. Our teams ensured the transition was seamless and achieved a better-than-expected outcome.

Background: McGrath Real Estate was recently approached by a landlord client who owned multiple properties but had to move interstate due to changing circumstances. The client needed to sell their property portfolio, and McGrath was tasked with determining the best course of action to achieve the highest possible sale price.

Goals: The primary goal was to maximise the sale price of the properties. After conducting an appraisal, it was determined that cosmetic improvements such as painting, flooring, landscaping, and styling/furnishing could add significant value to the properties.

Process: We worked closely with the landlord to determine the best approach for completing the necessary improvements. The properties needed to be vacant to complete the work, so the tenants were notified that their lease would not be extended. However, the landlord was willing to let them out of their lease if they found new accommodation before the end of their lease. This provided tenants with ample time to secure new housing.

McGrath Real Estate organised quotes and received approval for painting, carpeting, and landscaping while the tenant was still in the property. All trades were booked to carry out the work as soon as a vacate date was confirmed, which minimised the time between the tenant’s departure and the properties being put on the market for sale.

Outcome: Thanks to the improvements and strategic planning, the properties were taken to market and achieved a sale price significantly higher than the original appraisal. The landlord was pleased with the outcome and appreciated McGrath Real Estate’s professional and efficient approach to the sale.
